Revised Wal-Mart Supercenter Plans Submitted

 

On December 7, 2009, the City of Atascadero’s Community Development Department received a resubmittal of a General Plan Amendment and Specific Plan application for a Wal-Mart Supercenter and Annex Shopping Center proposed at the northern and southeastern corners of Del Rio Road and El Camino Real. 

Wal-Mart’s application has been revised and now proposes an 117,767± square foot commercial retail and grocery store which includes the following:

•    General Merchandise Sales Area        63,499± square feet
•    Grocery Sales and Support Area        27,869± square feet
•    Retail Tenant Space                           2,625± square feet
•    Stock and Ancillary Area                   23,774± square feet

The store includes a drive-thru pharmacy and drive-up “site to store” pick-up on a 19.0± acre site with a 582± space parking lot (refer to attached exhibits).  The tire & lube express and outdoor garden center are no longer proposed as part of the project.  The Walmart project also includes 2.0± acres of retail outpads and a 2.8± acre multi-family residential pad on the southern end of the site.  The total Walmart project area is 26.1± acres. 

The adjacent Annex Shopping Center, proposed by the Rottman Group, includes eight retail buildings totaling 114,574± square feet of commercial space on a 13.0± acre site.  The proposed site plan includes one drive-through restaurant and a drug store with drive-thru pharmacy.  The Wal-Mart and the Rottman Group project proposals will be processed under a single Specific Plan and environmental impact report (EIR).  The City Council has selected to Michael Brandman Associates to prepare the EIR.  The resubmittal included a $100,000 deposit to the City of Atascadero to initiate the EIR process.
