Eagle Ranch Project Info

Project Description:

The Eagle Ranch Specific Plan proposes the annexation of an undeveloped 3,450± acre area adjacent to Atascadero’s southern boundary. The majority of the site is part of the Historic Atascadero Colony and contains approximately 452± undeveloped Colony lots and a network of un-built Colony roads, originally established by E.G. Lewis’ 1914 Atascadero Colony Map. The Specific Plan will propose reconfiguring these existing lots and roadways, and will identify a variety of land uses including housing, commercial uses, parks, trails, open space, and tourist-serving facilities.

 


Current Eagle Ranch Plans:

The Eagle Ranch Specific Plan is currently in the process of being developed by the project applicant.  Proposed site plans for the project are constantly evolving to respond to public input, City Council direction, Planning Commission Comments, and environmental constraints findings.  The following exhibits represent the current project proposal as of November 15, 2011:

Joint City Council & Planning Commission Review

On March 27, 2012, the City Council and Planning Commission held a joint meeting to review and comment on the current project proposal for Eagle Ranch. At the meeting, City Staff requested Council/Commission direction on several aspects of the project. The Eagle Ranch applicant also made a presentation to review the current proposed project plans. The Council/ Commission asked questions, and the public had an opportunity to speak about the project.

At the end of the meeting, the Council and Planning Commission directed staff and the applicant to gather additional information and focus on some key aspects of the project development. Council and Commission direction included the following main points:

On November 15, 2011, the Planning Commission hosted a Community Workshop to review the progress of the Eagle Ranch Specific Plan. Staff and its Consultant Team made a presentation to the Planning Commission and residents that included:

  • Where the project is located
  • The History of the Project
  • Environmental constraints that were analyzed in the preliminary study
  • Where the project is in the entitlement process

The applicant and their consultant also had an opportunity to make a presentation that included their conceptual land use plan and lotting concept, proposed location of streets, and trails.

The Atascadero City Council will be discussing the processing schedule for the Eagle Ranch Specific Plan Project on Tuesday, August 10, 2010 at 6:00 p.m. The Council will be giving staff direction on the processing of the project and environmental impact report. The public is encouraged to attend and will be given an opportunity to speak.
