Del Rio Road Commercial Area Specific Plan

Project Update 2019

In mid 2017, Wal Mart announced that they would no longer be moving forward with the development of a Wal Mart retail store. Staff is currently in the process of amending the Specific Plan to respond to the changing retail market. The Specific Plan has several properties that are currently available for commercial development. 
The following projects are currently being planned for the Specific Plan and the vicinity: 
  • Annex Business Park: Potential site for a new commercial development for professional and business uses northeast of the El Camino Real and Del Rio intersection.
  • Annex Hotel: A four story, 120 room Hilton Home2 Suites hotel currently under construction in the western most portion of the specific plan area.
  • Atascadero Pit Stop (use permit submitted): A fuel station, deli, car wash and convenience store 
  • Emerald Ridge Community: A multi-family condominium development with 132 units.
  • Del Rio Retail: Two restaurant pads at the corner of Del Rio Road and El Camino Real.
  • RV Hotel (use permit submitted): A modular, 20-unit RV hotel facility west of Highway 101 at Del Rio. 
  • People's Self Help Housing Project: An affordable housing apartment complex with 42 suites, a community center, and outdoor recreation areas.
  • Potential Rezoning Area: New property owners are in escrow on a 10 acre site west of 101 on the north side of Del Rio Road - they plan to re-zone to commercial to allow for visitor serving uses.
